The Firm is involved with each real estate transaction from inception through closing. Our attorney’s draft, review and negotiate contracts of sale for both residential and commercial real estate, as well as assist clients with financing when necessary, including both conventional mortgages and other arrangements such as purchase-money mortgages and pension loans.

The Firm drafts, reviews and negotiates long and short term commercial, professional and residential leases and subleases. During the negotiation of a lease for professional space, the Firm always takes into consideration an individual’s profession when determining the appropriate term of the lease.  We always insure that specific terms and conditions are met in lease, which are required due to various governmental proscriptions governing the profession.

For asset protection as well as estate planning purposes, the Firm often recommends that a client's property be transferred to a limited partnership, trust or limited liability company. The Firm assists the client in obtaining all the required approvals for the transfers from the mortgagee or a cooperative board.

The Firm structures many real estate investments as partnerships. The Firm prepares both partnership and limited partnership agreements. The Firm always structures real estate transactions in a manner to optimize the positive tax consequences.

Firm members have successfully negotiated dynamic deals with lending institutions to remove multi million dollar buildings from foreclosure, discharge receivers, dismiss clients from bankruptcy, and/or assign mortgages in default.
