Real Estate and other large capital programs are high-profile projects that represent one of the largest corporate expenditures that can be made by an organization.  They are often complicated, fast-paced and risky endeavors that must be carried out in an environment prone to fraud, misconduct, waste and abuse.  In order for these projects to succeed organizations charged with their administration must pay close attention to financial oversight, cost and schedule controls, governance, contract compliance and other fundamentals of good project planning and administration.  The appointment of an independent construction monitor can help to reduce costs and risks associated with a construction project.  We can provide owners with a single point of accountability for cost and risk management designed to save time and money, improve project delivery, reduce costs and manage risks.  Although IAIPSIG monitors are more typically associated with respect to State and Federal Government projects.  An IAIPSIG monitor may be engaged on private construction projects where integrity monitorship and auditing services are used to assure the accountability of funds and the appropriateness spending during the construction process. 

Our firm is also affiliated with construction companies, which provide full-service construction management, including, both pre-construction and construction phase services. For most projects, they are brought on board early in the planning and design phase to develop preliminary cost estimates and schedules and to review proposed project plans for feasibility. During project design, they review and comment on progress drawings prepared by design consultants, conduct constructability reviews, lead value engineering efforts, recommend cost saving measures, and prepare independent cost estimates to verify design consultants estimates. They also prepare and regularly update a comprehensive CPM schedule covering all design and construction tasks and manage pre-construction and construction activities in line with the schedule. Finally, they prepare bid packages, manage the solicitation and review of bids and assist owners in making contract awards.  During construction, they manage all aspects of projects including: coordination of trades; quality control; safety management; shop drawing/submittal review; payment processing; change order management; CPM scheduling; testing and inspection; maintenance of project records; general project administration; and project closeout and turnover.  These services are carried out by their in-house staff that includes cost estimators, schedulers, licensed engineers and architects, project controls personnel, contract specialists, accountants, and field personnel experienced in inspection, safety, and all aspects of construction project management.
